Measured dry-out

Structural Drying & Dry-Out in Atlanta, GA

Mopping up is the easy part. We dry the framing, subfloor, and wall cavities to a measured standard, so repairs go over dry wood, not wet.

After the floor looks dry, the water is still there. It is in the bottom plates, the subfloor, the back of the drywall, and the hardwood boards that are starting to cup. Close that up with new paint and flooring and you trap moisture behind it, which is where mold, odor, and failed repairs come from. Structural drying in Atlanta means getting those materials back to their normal moisture level, and proving it with numbers.

We start by reading unaffected materials in your own house, because that is the target, not a guess. Then we build a drying plan: air movers to push moisture off surfaces, LGR dehumidifiers to pull it out of the air, and directed air into wall cavities and under cabinets when needed. It is a controlled system, not a box fan in the corner, and in Atlanta humidity the room has to be closed off and managed. More on dehumidification.

We come back every day to take readings, move equipment where drying is slow, and log the results. Equipment comes out when the numbers hit dry standard, not on a set day. That drying log goes to you and your insurer, and it shows your repair contractor the structure was ready. If you are not sure what is still wet, start with a moisture inspection.

You need structural drying when

  • The water is gone but drywall or baseboards still feel damp
  • Hardwood floors are cupping or crowning after a leak
  • Water reached wall cavities, subfloor, or the floor below
  • The house feels sticky and humid days after the water stopped
  • A contractor wants to rebuild but nobody has taken readings
  • Someone set up fans, but nothing seems to be changing

Right now, if it's safe

  1. Keep the AC running unless water reached the ducts or air handler. It helps pull moisture out of the air.
  2. Keep windows shut in warm weather. Humid Atlanta air coming in slows drying down.
  3. Pull rugs, furniture, and stored items away from wet walls so air can reach them.
  4. Open cabinet and closet doors in wet rooms so air can circulate inside.
  5. Hold off on paint, flooring, or new drywall until someone has taken moisture readings.

How we handle structural drying

  1. 01

    Set the target

We take readings on dry, unaffected materials in your home to set the dry standard for each material.

  2. 02

    Open what traps water

Where needed, we pull baseboards, drill small vent holes, or flood-cut drywall so air can reach the cavity.

  3. 03

    Build the drying system

Air movers, LGR dehumidifiers, and directed cavity drying are placed and balanced for your space.

  4. 04

    Monitor daily

We visit daily, record readings at the same marked spots, and move equipment where drying lags.

  5. 05

    Verify and release

When every material hits dry standard, we pull the equipment and hand you and your insurer the drying log.

I had a great experience with Mitigate First. They were professional, responsive, and easy to work with throughout the process. It’s not always easy to find a company you can trust when dealing with water damage, but they made the experience much less stressful. I really appreciate their hard work and would definitely recommend them to anyone in need of their services

Called Mitigate First for a flood restoration job and they were on-site fast, walked me through exactly what needed to happen, and had the water out and the space dried properly without any surprises. Pricing was fair and clear up front — no padding, no change orders. Would use them again and already have them saved as my go-to.

Questions

Structural Drying FAQ

Why does structural drying take several days?

Wood, drywall, and concrete release water slowly, and forcing it too fast can crack or warp them. Most jobs reach dry standard in three to five days. Hardwood, plaster, and slabs can take longer, and the daily readings show you the progress.

Can cupped hardwood floors be saved?

Often, if drying starts quickly. Cupping happens when the bottom of the board is wetter than the top. With dehumidification and drying from below, many floors flatten back out. If boards have buckled off the subfloor or stayed wet for weeks, replacement is usually the better call.

Why not just use box fans and open the windows?

Fans move surface moisture around, but they cannot pull water out of framing and subfloor, and open windows in an Atlanta summer bring in more humidity. Commercial air movers and LGR dehumidifiers work together to remove the water, and readings confirm it.

Will insurance pay for structural drying in Atlanta?

When the water loss is covered, drying is typically part of the mitigation claim. Adjusters look for daily readings and a drying log to support each day of equipment, and that is exactly what we provide. Your policy and adjuster make the final call.

Is the equipment loud, and can I turn it off at night?

It is noisy, and it needs to run 24 hours a day. Turning it off at night slows drying and can add days. If noise is a problem near a bedroom, tell us and we will adjust placement where we can.
