Why mold comes back

Wiping it away and getting rid of it are two different jobs

What you see on the surface is usually the small part. If the moisture stays, so does the mold.

Spray and paint

  • Treats only what you can see
  • Leaves growth inside the wall or under the floor
  • Stirs spores into clean rooms
  • Never finds the water, so it grows back

Mitigate First remediation

  • Finds the moisture with meters and thermal imaging
  • Seals the area with plastic and negative air
  • Removes what can't be cleaned, then HEPA vacuums and treats the rest
  • Dries the structure and stops the source, with the right trade if needed

Our process

How we handle mold

  1. 01

    Inspect and find moisture

We locate the growth and the water feeding it with moisture meters and thermal imaging, and map how far it reaches.

  2. 02

    Contain the area

Plastic barriers and negative air pressure keep spores in the work zone while HEPA air scrubbers clean the air.

  3. 03

    Remove and clean

Moldy drywall, insulation and pad come out. Framing and hard surfaces are HEPA vacuumed, cleaned and treated.

  4. 04

    Fix the moisture

We dry the structure and help fix the cause, whether a leak, sweating duct or damp crawlspace, with the right trade if needed.

  5. 05

    Verify the result

We check readings and surfaces before containment comes down. Independent clearance testing is welcome if you want it.

Call us if you notice

  • Black, green or white spots on drywall, trim or ceilings
  • A musty smell in a closet, basement or crawlspace
  • Fuzzy growth on attic sheathing or crawlspace joists
  • Mold that came back after you cleaned it
  • Stains or peeling paint near an old leak
  • Mold flagged on a home inspection before a sale

Right now, if it's safe

  1. Do not scrub, sand or dry-brush the mold. Disturbing it sends spores into the air.
  2. Turn off the HVAC if the mold is near a return vent or ductwork, so it does not spread through the house.
  3. Do not spray bleach. On drywall and wood it does not reach growth inside the material and adds moisture.
  4. Stop any active leak you can safely reach, and keep the door to the room closed.
  5. Take photos and write down any past leaks or floods in that area. It helps us find the source.

Levi and his team from Mitigation did an awesome job cleaning the mold off my back porch. They even sprayed my attic for prevention of any mold for free. They were very knowledgeable and professional. I would highly recommend them to any of my business associates and family and friends.

After our home experienced a major flood, I couldn't have asked for a better mitigation company. From day one, their team was incredibly responsive, professional, and informative. They took the time to explain every step of the process, answered all of my questions, and made what was a very stressful situation much easier to navigate.

What stood out most was the genuine personal interest they took in making sure our home was properly cared for. They were meticulous in ensuring there was no mold or lingering moisture, and I always felt confident they were doing the job the right way, not just the quickest way.

They also handled the insurance process seamlessly, coordinating directly with the carrier and making sure everything was documented correctly. Best of all, there was no out-of-pocket cost to us, which removed a tremendous amount of stress during an already difficult time.

I highly recommend them to anyone dealing with water damage. Their expertise, communication, and commitment to doing things right truly set them apart.

I called Levi 430a one day and he listened all details of what facing and clearly explained to me what I should do and why. He was attentive even at that time and willing to teach. He did not jump right in to mitigation with his company due I was getting results with what I was doing. He said call him back after implementing strategies he educated on. I called Levi about 4x total asking brief questions to know if what seeing still on par and what to look out for if services needed. After all, he came to look at property to make sure all ok and completed well with no foreseeable issues. I cannot express how excellent this company is to care on such detailed levels. I will be referring.

Mold and insurance, explained straight

Mold that follows a sudden, covered water loss is sometimes included. Mold from long-term humidity or upkeep usually isn't, and many policies cap it. We document the cause and the extent so your carrier can make a clear decision, and you get a written scope before any work begins.

In detail

Mold removal and remediation in Atlanta, start to finish

Mold in an Atlanta home almost always traces back to water: a slow leak, a damp crawlspace, an attic that sweats, or an old flood that never fully dried. Our long, humid summers keep it going. Mold removal and remediation in Atlanta is not about spraying what you can see. If the moisture is still there, the mold grows back, and if the area is not sealed off, disturbing it spreads spores into rooms that were clean.

We start with an inspection, using moisture meters and thermal imaging to find the source and the extent, including inside walls and under floors. Then we build plastic containment under negative air so spores stay in the work area, run HEPA air scrubbers, and remove materials that are growing mold and cannot be cleaned, like drywall, insulation and carpet pad. Framing and hard surfaces are HEPA vacuumed, cleaned and treated with an antimicrobial. The work follows the IICRC S520 standard for mold remediation.

Remediation only holds if the water problem is solved. We dry the structure, and when the cause is a roof, plumbing or drainage issue, we recommend the right trade. When we finish, you are welcome to have an independent third party test the area for clearance. Mold that follows a sudden water loss is sometimes covered, but many policies limit mold. Start with a moisture assessment or see our insurance page.

Questions

Mold Removal & Remediation FAQ

How much does mold remediation cost in Atlanta?

It depends on the size of the area, the materials involved, access and whether the moisture source still needs fixing. A bathroom closet is a very different job from a full crawlspace. The on-site assessment is free, and you get a written scope before any work begins.

Is mold remediation covered by insurance?

Sometimes. Mold that results from a sudden, covered water loss may be included, while mold from long-term humidity or maintenance issues usually is not, and many policies cap mold coverage. We document the cause and extent so your carrier can make a clear decision.

Can I clean the mold myself?

Spraying or scrubbing mold usually spreads spores, leaves growth behind, and does nothing about the moisture feeding it. What shows on the surface is often a small part of what is inside the wall. We contain the area, remove the growth safely and fix the moisture source so it does not come back. The assessment is free, so call and let us take a look.

Do we have to leave the house during remediation?

Usually not. Because the work area is sealed with plastic and kept under negative pressure, most families stay home. For large jobs, or if someone in the house is sensitive to dust and odors, we talk through whether staying elsewhere makes sense.

Do you handle mold in attics, crawlspaces and porches?

Yes. Attics, crawlspaces, basements and covered porches are where we find mold most often in Atlanta. One customer had us clean mold off her back porch, and while we were there we treated her attic to help prevent growth.

Will the mold come back after remediation?

Not when the moisture is fixed. Mold needs water to grow, so we find the source, dry the structure and help get the cause repaired, with the right trade if it's a roof, plumbing or drainage issue. If the source can't be stopped, we tell you that plainly.

How long does mold remediation take?

A small contained area often takes a few days. A full crawlspace or attic takes longer. After the free on-site assessment, you get a written scope with a clear timeline before anything starts.
