Moisture Mapping & Damage Inspection in Atlanta, GA
Meters and thermal imaging show exactly where water went behind walls, under floors, and in ceilings, so nothing wet gets sealed up and nothing dry gets torn out.

Water travels farther than it looks. It runs along the top of a subfloor, wicks up drywall well above the floor, and spreads across a ceiling before it ever stains. A surface that feels dry can sit right on top of a soaked cavity. Moisture mapping in Atlanta gives you a true picture of where the water is, so the drying plan, the repair, and the insurance claim all match the real damage.
We use pin and pinless moisture meters, humidity readings, and thermal imaging cameras. The thermal camera points us to cool, wet patterns behind walls and ceilings, and the meters confirm them, because a thermal image alone is not proof. We mark the edge of the wet area, record the readings on a sketch of the room, and show you what we found. That map decides what can be dried in place and what has to come out.
The assessment is free. If everything reads dry, we tell you and leave. If it is wet, we explain the options, from simple drying to removing materials. Wondering if an old leak was ever dried properly? The same inspection answers that. If you suspect the water is still coming from somewhere, our leak detection traces it. The moisture map and photos also give your adjuster a clear record.
Get an inspection if
- A leak was fixed but you do not know if the wall dried
- A ceiling stain keeps coming back after you paint it
- Floors feel soft, spongy, or uneven in one area
- There is a musty smell but no visible water or mold
- Your adjuster or contractor is asking for moisture readings
- Water hit one room and you are unsure where else it went
Right now, if it's safe
- Do not open walls or pull flooring yet. We need materials in place to read where the water went.
- Write down when the leak started, when it stopped, and what was repaired.
- Photograph stains, warped spots, and the source, with dates if you have them.
- Move furniture and rugs away from the area so we can reach the walls and floors.
- Find any plumber invoice or past repair notes so we can see what was done.
How we handle moisture mapping & inspection
- 01
Hear the story
We ask where the water came from and when, which tells us where it most likely traveled.
- 02
Thermal scan
A thermal camera shows cool patterns behind drywall, in ceilings, and under floors that point to moisture.
- 03
Confirm with meters
Pin and pinless meters check every suspect area and compare it to dry materials elsewhere in your home.
- 04
Map the edges
We mark where wet stops and dry begins, and record the readings on a sketch with photos.
- 05
Recommend next steps
You get a plain answer: dry and done, dry in place, or remove and dry, with the reason for each.

I had a great experience with Mitigate First. They were professional, responsive, and easy to work with throughout the process. It’s not always easy to find a company you can trust when dealing with water damage, but they made the experience much less stressful. I really appreciate their hard work and would definitely recommend them to anyone in need of their services
Called Mitigate First for a flood restoration job and they were on-site fast, walked me through exactly what needed to happen, and had the water out and the space dried properly without any surprises. Pricing was fair and clear up front — no padding, no change orders. Would use them again and already have them saved as my go-to.
Had a leak in my bathroom, and Mitigate First came out immediately and was great! Levi and Moysh were awesome! They are super knowledgeable and professional, and helped me through the whole process. Definitely recommend!
Questions
Moisture Mapping & Inspection FAQ
Is the moisture inspection really free?
Yes. Our on-site assessment is free. We read the affected area, show you the results, and explain your options. If nothing needs to be done, you owe nothing.
Can thermal imaging see through walls?
Not exactly. It reads surface temperature, and wet materials often show up cooler. That points us to likely moisture, but drafts and cold spots can look similar, so we always confirm with a moisture meter before calling anything wet.
Does a moisture inspection test for mold?
No. A moisture inspection measures water in materials and in the air. It shows where conditions favor mold, but mold testing is a separate service. If we see visible growth, we will tell you and explain your options.
How do I know if an old leak dried out properly in my Atlanta home?
Have it read. Drywall and wood can look fine while still wet inside, especially in humid Atlanta summers when nothing evaporates quickly. A few readings compared against dry areas tell you for certain whether the wall or floor is back to normal.
Will my insurance company accept your moisture readings?
Adjusters routinely rely on moisture readings, photos, and moisture maps from restoration firms to understand a loss. We record everything in a clear, consistent format. Whether the loss is covered is up to your policy and adjuster.
